What Does a CP12 Landlord Certificate Cover?
If you rent out a property with gas appliances in England or Wales, this isn't optional — it's a legal requirement. Here's what it actually involves.
What CP12 means
CP12 is the industry name for the Landlord Gas Safety Record — the certificate a Gas Safe registered engineer issues after checking every gas appliance, flue and fitting in a rented property.
What gets checked
- All gas appliances the landlord owns (boiler, gas fire, gas hob, gas oven)
- Flues and ventilation
- Gas pressure and safety devices
- Signs of leaks, corrosion, or unsafe installation
- Carbon monoxide alarm presence and function, where applicable
Appliances the tenant owns and brings with them aren't the landlord's legal responsibility to certify — but it's still worth knowing what's in the property.
Your legal obligations as a landlord
- A gas safety check every 12 months, by a Gas Safe registered engineer
- A copy of the current certificate given to tenants within 28 days of the check (or before they move in, for new tenancies)
- Records kept for at least 2 years
What happens if you don't
This isn't a "might get a strongly worded letter" situation — landlords can face prosecution and unlimited fines for failing to meet gas safety obligations, and it can seriously complicate things if there's ever an incident or an insurance claim.
